- Rezzy Belt: Closing moved to August 4th
- Armistead (Zach): Hard money dropped off; title confirmation needed; financing/close deadline September 20th

- Lincoln Plaza (Bryce): Call with Moise (referred to as Mojiz) yesterday — discussed back office space; Ace Hardware in, City Trends out due to demographics; two strong anchor users would strengthen the project
- Daycare land purchase (Bryce): Contract finalized; with buyer (Prosperity Church) for review and signature before sending to seller; targeting execution within a week

Lease Dispute (Learning Case)
- Owner instructed Kevin to hand over keys to a condo on Warhead Street before receiving first month's rent or security deposit
- Tenant became difficult - demanding Kevin oversee painting and other items outside the lease scope
- Tenant initiated a $5,000 bank payment then cancelled it and sent a check; continued complaining daily
- Lease termination notice issued; tenant given until 5pm that day to vacate or face all available legal remedies
- Painting was described as poor quality (slobbed on, untrimmed, not even full walls)
Lease Clause Discussion — Tenant Damage to Slab / Structure
- Discussion on who is responsible when a tenant accidentally damages structural elements (e.g., drops something heavy and cracks the slab)
- Clarification given: if a tenant causes damage - regardless of type - it is the tenant's responsibility, even if the lease assigns structural responsibility to the landlord
- Landlord structural responsibility covers floors, walls, roof, ceiling, plumbing, and main electrical
- Damage caused by tenant action (e.g., flooring contractor dropping equipment) falls on the tenant
Personnel & Company Updates
- Bo Patterson joining after Labor Day as property manager; coming from another local firm; incoming president of IREM; CPM designation; mid-40s; background in mentorship and coaching
- Long-term plan: Property management to be spun off from parent company by January 2027 as "Metro Management"; Bo to buy into partnership January 1st, 2028 if milestones met
- Bo will participate in future sales meetings to update the team on management activity
- Goal is to double property management revenue within two years
- Desk fees reminder: Nikki has been frustrated by late payments; fees now due upon receipt; agents asked to pay today or tomorrow
Training Updates
- 6-month accountability program with Weiss (NYC consultant) completed by Kevin, Bryce, and Connor ; goal was $100/week in activity and meeting-setting; key takeaway: focus on getting in front of people, not talking on the phone
- Brokers now hold full (non-provisional) licenses
- Thomas expressed interest in extending training beyond the 6-month program
- Upcoming: CRCBR day-long training with Mossimo in September; limited seats; Thomas signed up all newer agents including Thomas, Connor, Elizabeth, Bryce, Jeffrey, James, Cleady Austin
- This will be an intensive, information-dense session — not a 6-month program format; take lots of notes
- Follow-up plan: post-training Teams call or in-person debrief with all participants and existing coaches (Brian, Sam)
- Henry AI: Thomas is evaluating as a potential replacement for Linda (current marketing support); cost-effective and scalable; Zoom demo to be scheduled
